Areas: Naples

District manager needed for the Naples area. Must be a strong candidate with a condominium background and be comfortable working with boards of directors. Will manage multiple units at once and watch out for the bottom line. Familiarity with maintenance needs of high rise buildings a plus.

Will examine, analyze and evaluate operations of condominiums to ensure adherence to standards and policies. Will recommend strategies that recognize the needs of key stakeholders and provide continual process improvement and innovative solutions. This position is the liaison between the executive staff and general managers. This position is responsible for maximizing the financial performance of all condominiums in the assigned, as well as developing and implementing an aggressive sales and marketing plan. Will observe service issues in their buildings and direct employees to execute solutions which please the guests.

Will coach and counsel employees, inspect buildings, monitor employee productivity, market the community to increase revenue and ensure a clean and safe environment.

Requirements:

* Bachelor’s Degree or Business Degree preferred.

* At least 8-10 years of significant multiple community management.

* Previous experience working with national and state Parks knowledge a plus.

* Thorough knowledge of condominium management principles and practices, as well as strong business management.

* Knowledge of employment laws and regulations.

* Knowledge of safety management principles, federal and state OSHA regulations.

* Ability to present and express ideas and information clearly and concisely.

* Manage difficult situations, respond promptly to needs, and requests for service.

* Ability to establish work standards and expectations. Assign work and authority to others in the accomplishment of goals. Keep goals and objective in sight at all times, monitor progress toward goals and work to overcome barriers and obstacles. Provide coaching, advice and assistance.

* Ability to travel frequently.

Responsibilities:

* Supervise and develop the performance of all general managers to include over direction, coordination and evaluation of all units.

* Work o ensure occupancy growth, revenue targets and net operating profit.

* Develop, implement, monitor and participate in a comprehensive sales and marketing plan that results in optimum, rate and occupancy for the condominiums. Meet or exceed established budgetary guidelines for the condominiums.

* Manage profit and loss, payroll and other budgeted items. Continuously identify ways to control costs.

* Review each community daily, weekly and monthly to identify areas of opportunity for increased profits and decreased expenses.

* Maintain an ongoing marketing strategy and marketing tracking sheets for each community. Conduct area market analysis/strategy to increase total market share and active accounts to improve occupancy.

* Ensure the timely and accurate completion of all financial statements and reports, and provide controls to ensure the proper handling and accounting for all condominium receipts.

* Develop and supervise programs that promote a positive work environment for all employees.

* Regularly visit associations to assess quality of operation and personnel.

* Responsibilities include interviewing, hiring and training employees; planning, assigning, and directing work; appraising, performance; rewarding and disciplining employees; addressing complaints and resolving problems.
