January 12, 2021 - Experienced onsite Condominium Manager: $75,000-$85,000

Areas: Sarasota

Experienced onsite condominium manager for an association in Longboat Key. Must have at least 5 years of CAM experience. Will operate the daily operations of the community and facilitate solutions to problems within the community, including maintenance, project management, employee supervision, vendor relations, financial planning, record keeping and administrative tasks.

Must be professional, competent and focused on providing an unsurpassed customer service. This is a hands on leadership position and requires proven leadership skills, ability to develop and maintain effective working relationships, excellent problem resolution and communication skills.

Requirements:

* Must have at least 5 years of onsite community association management experience.

* Proven record of handling large community projects.

* Must be knowledgeable with Florida Statute 718.

* Must be able to professionally educate, coach and lead the board and committees.

* Must be able to cultivate and maintain professional relationships with board members, vendors and owners.

* Must be accessible and willing to be on call for emergency or pressing matters to include board meetings. The manager will be the first one onsite and the last one to leave.

* Must be able to think critically and proactively

* Must have strong computer skills: Outlook, Word, Excel, Strongroom, TOPS and Buildinglink.

* Must have excellent organization skills and demonstrate strong initiative.

* Ability to work with little supervision and maintain a high level of performance.

* Excellent communication skills to effectively convey ideas, images and goals to a diverse group of personalities.

* Excellent customer service skills with the ability to smile under all circumstances.

* Must have prioritization and time management skills.

* Must be a team player, have a pleasant attitude and a good work ethic.

* Must be able to present self in a neat, clean and professional manner.

Responsibilities:

* Provide management services and support to the board, committees, team members, trade and vendor partners and community members.

* Manage and oversee operations, maintenance, administration and improvement of the common elements and amenities.

* Work independently with attention to detail and follow up skills.

* Project management, preparing and obtaining vendor bids and overseeing contractors.

* Analyze and prepare financial statements and budgets.

* Prepare for, coordinate and attend all meetings.

* Routinely inspect grounds, amenities and equipment. Conduct inspections and violation reports.

* Identify complaints, disturbances and violations and resolve issues.

* Work with maintenance personnel to plan, schedule and coordinate general maintenance, major repairs and projects.

* Maintain all association records.
