February 28, 2024 - CAM Management Couple: $75,000-$90,000, plus an apartment

CAM management couple for an oceanfront, boutique condominium in Jensen Beach. Seeking a dynamic duo ready to take on an exciting challenge to bring their expertise to the association. One half of the team should possess strong maintenance skills, ensuring the upkeep and enhancement of the community's physical aspects. The other half should excel in administrative skills, overseeing operations and communications with residents, vendors and others. Together, you will play a pivotal role in helping the community thrive, as they embark on a journey to update and upgrade to even greater heights. Will be expected to live onsite in a spacious, 2/2 oceanfront apartment with full access to and use of the amenities.

Requirements:

* Minimum of 5 years of experience in a similar role.

* Strong knowledge of laws governing Florida condominiums (Florida Statute 718).

* Computer literacy, proficient with Windows based Microsoft Office, including Word and Excel, as well as QuickBooks, BuildingLink, Tops, etc.

* Strong verbal and written communication skills and the ability to be supportive and work collaboratively as part of a team.

* Strong project management skills.

* A passion for delivering excellent service to community residents.

* Flexibility to adapt to changing priorities and handle multiple tasks effectively.

* Must be on call 24/7 for emergencies.

* Maintain a valid driver’s license.

* Must pass a drug screening and background check.

Responsibilities for Building Manager:

* Manage day to day operations of the association.

* Maintain and document all financial aspects of the association accounting, including accounts receivable, accounts payable, payroll and taxes.

* Work with the CPA to complete the yearly financial audit.

* Maintain records for Workers Compensation audit.

* Maintain certificates of insurance for all vendors and ensure that work performed onsite is properly permitted.

* Assist with formulating the annual budget and work within budget parameters.

* Coordinate and oversee all insurance renewals.

* Oversee association repair projects.

* Maintain disaster preparedness by identifying potential problems, developing response plans and managing crises.

* Work with the maintenance manager on vendor and contract management, bid solicitation, RFP creation, etc.

* Assist in coordinating association meetings, send meeting notices and draft board meeting minutes.

* Maintain the association’s corporate records.

* Maintain accurate records and ensure compliance with applicable laws and regulations.

Requirements for Maintenance Manager:

* Must possess strong maintenance and repair skills.

* Work in an upright standing position for long periods of time, be able to reach overhead, have full range of mobility in upper and lower body.

* Be able to work in various positions, including stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the community quickly and easily.

* Climb ladders and work at heights above ground level.

* Ability to work in different environmental working conditions (heat, rain, humidity).

* Repeat various motions with the wrists, hands and fingers.

* Be able to lift, pull and push materials and equipment up to 50 pounds occasionally.

Responsibilities for Maintenance Manager:

* Maintain a safe and secure environment throughout the building and grounds.

* Maintenance, repair and cleaning of common areas.

* Closely monitor, identify and communicate problems in general maintenance of the building, including all commons areas, electrical work, HVAC, plumbing, mechanical systems, painting, flooring, patching, general hardware other minor building repairs and cleanliness.

* Assist with formalizing the maintenance budget and work within the budget parameters.

* Prioritize short and long term projects utilizing associations SIR’s and deferred maintenance studies.

* Work with the manager on disaster preparedness by identifying potential problems, developing response plans and managing crises.

* Assess repair and maintenance needs and provide recommendations to the manager and board on remediation.

* Obtain bids for outside contract work and present proposals and recommendations to the manager and board.

* Supervise service contractors, building repair and maintenance contractors.

* Oversee, record and evaluate preventive maintenance activities and programs.

* Execute regular inspections and coordinate maintenance and repairs.

* Perform minor building repairs.

* Perform routine maintenance tasks.
