Areas: West Palm Beach

Maintenance manager for an association in Palm Beach, CAM license not required. This is a full time manager of maintenance employees, Monday-Friday. Must have experience and a positive attitude. This position is for an oceanfront, luxury condominium where staff direction, follow up and providing personal assistance to residents will be part of the daily duties. Must be detailed oriented, highly organized and a team player.

Requirements:

* Prior experience in plumbing, electrical, carpentry, drywall and painting.

* Appliance service and repair a plus.

* Previous oceanfront condominium maintenance experience is ideal.

* Demonstrate and promote a 100% commitment to providing the best possible experience.

* Must be able to work with minimal supervision while performing all essential duties to satisfaction and standards.

* Will report directly to the onsite general manager.

* Job function to include assisting residents upon request, responding to all requests with diligent follow through in accordance with guidelines and procedures.

Responsibilities:

* Supervise 5 employees and perform general maintenance, such as plumbing, electrical, HVAC repairs, carpentry, appliance repairs, glass replacement, etc.

* Maintain efficient operation and upkeep of the buildings and grounds.

* Perform routine maintenance refresh on vacant units prior to new resident occupancy.

* Respond to resident service requests, enter and track requests using a work order system.

* Keep all amenity areas in clean and operable condition.

* Must be able to occasionally push and pull objects weighing up to 50 pounds (tools, carts, cleaning equipment).

* Must have the ability to discern or detect items to ensure safe performance of work.

* Review and complete work orders assigned by the association manager.

* Routinely inspect the community and advise the manager of any issues and corrective actions required or taken.

* Utilize and maintain equipment in a proper, safe and effective manner.

* Maintain working relationships with the community staff.

* Paint or touch up of all common areas.

* Properly perform casual labor, such as lifting and moving heavy items.

* Make general carpentry, electrical, plumbing, mechanical and other minor community and building repairs as long as a permit is not required to complete the job.

* Maintain records and other maintenance reports.

* Report need for major repairs to the community association manager.

* Check all lighting daily.

* Pressure wash decks, sidewalks, entrances and air conditioning and heat pump pads as necessary to maintain neat appearance.

* Regularly check the air conditioning drip pans for draining and clogs.

* Maintain any applicable recreational amenities (i.e. tennis courts, basketball court, bocce court).

* Ensure all safety precautions and procedures are followed while performing duties in compliance with OSHA guidelines and requirements.
