Areas: Punta Gorda

Manager to oversee a large homeowners association in Punta Gorda. Will work closely with board members and will be responsible for overseeing and providing leadership to the staff members. Must effectively interact with the board, residents, contractors and onsite staff. Must effectively provide management in accordance with deed restrictions, statutes, bylaws, rules and regulations and policies of the community.

Requirements:

* High level managerial and leadership skills.

* Strong level resident relations skills.

* Organized to interact with board members, staff and contractors.

* Detail oriented and able to multitask, set goals and prioritize projects.

* Excellent communication skills, both oral and written.

* Professional, personable with effective problem solving skills.

* 5 years or more of CAM experience.

Duties:

Personnel Management
* Manage onsite staff by encouraging a team environment.

* Conduct performance reviews and provide coaching and counseling.

* Accomplish staff results by communicating job expectations, setting goals, planning, monitoring and communicating job results.

Board and Association Responsibilities
*Stay current with all applicable homeowners association and Florida legislative changes and the implications for the association.

* Oversee the preparation of the board meeting package and the completion of the minutes.

* Attend board meetings and providing detailed manager's reports.

* Maintain all official records of the community in accordance with the requirements of Florida Statute Section 720 and allow for the inspection of such records.

* Enforce covenant and deed restriction provisions and communicate accordingly with residents.

Communication
* Keep board members apprised of anticipated problems, actions and activities that may be of importance.

* Provide high level customer relation skills when interacting with residents, by responding to requests, concerns and complaints promptly. Develop tracking and reporting system to determine areas that require attention.

* Establish working relationships to better coordinate efforts to improve the overall experience for residents.

Financial Management
* Review invoices for approval by the treasurer and advise of any suspected discrepancies.

* Prepare the annual budget with the treasurer and Finance Committee.

* Provide the Board with all financial reports required by Sect. 617.303(7) of Florida Statutes and any other applicable laws and regulations and other reports that may be requested by the board.

* Work with the external accounting firm.

Contracts
* Prepare, solicit, and negotiate bids for contracts, including landscaping, road paving, etc.

* Supervise, provide oversight and implement service and maintenance contracts. Assist in evaluation of the performance of contractors and advise the board to obtain contractor compliance with specifications, contracts and schedules.

Activities
* Manage maintenance of amenities, tennis, pickle ball, croquet and bocce.

* Coordinate all communications and activities for residents.

* Oversee committee meetings and provide support.

Salary and Benefits:
* Salary commensurate with experience and ability.
