Experienced assistant general manager to oversee a large residential community in Port Charlotte.
Overview:
* Work closely under the supervision of the general manager.
* Work closely with the board.
* Responsible for overseeing and providing assistance to administrative and operational staff members.
* Must effectively interact with residents, contractors and onsite staff.
* Must effectively provide management in accordance with deed restrictions, statutes, bylaws, rules and regulations and policies of the community.
* High level managerial skills.
* Strong level relationship skills.
* Organized to interact with board members, staff and contractors.
* Proficient in Word, Microsoft Office and Excel.
* Ability to procure project estimates and review contracts.
* Detail oriented and able to multitask, set goals and prioritize projects.

* 3 years or more of community association experience.
Personnel Management:
* Manage onsite staff by encouraging a team environment.
* Assist with conducting performance reviews, provide coaching and counseling.
* Accomplish staff results by communicating job expectations, setting goals, planning, monitoring and communicating job results.
Board and Association Responsibilities:
* Stay current with all applicable Florida legislative changes and the implications for the association.
* Oversee the preparation of the board meeting agenda, packet and meeting minutes.
* Attend board meetings and provide a detailed managers report in the absent of the general manager.
* Maintain all official records of the association and allow for the inspection of such records.
* Enforce covenant and deed restriction provisions and communicate with residents.
Communications:
* Communicate with management to keep board members apprised of anticipated problems, actions and activities that may be of importance.
* Provide high level customer relation skills when interacting with residents, by responding to requests, concerns and complaints promptly. Develop tracking and reporting system to determine areas that require attention.
Financial Management:
* Review invoices for approval by the treasurer and advise of any suspected discrepancies.
* Assist in preparing the annual budget.
* Provide the board with all financial reports.
* Work with external accounting firm.
Contracts:
* Prepare, solicit and negotiate bids for contracts (landscaping, road paving, etc.).
* Supervise and provide oversight and implementation of service and maintenance contracts. Assist in evaluation of the performance of contractors. Advise the board to obtain contractor compliance with specifications, contracts and schedules.
Activities:
* Assist with the management and maintenance of buildings and campus. This includes the activity center, tennis, pickle ball, croquet and bocce courts.
* Assist in coordinating all communications and activities for residents.
* Attend committee meetings and provide support.
