Full time onsite CAM for a gated community in Daytona Beach. Will report directly to the board with overall responsibility for managing all day to day operations.
Requirements:
* Bachelor’s degree or equivalent life experience.
* A minimum of 3 years of association management experience.
* Strong leadership, verbal and written communication skills.
* Strong organizational, time management and presentation skills.
* Strong working knowledge of customer service principles and practices.
* Proficiency with Microsoft Office Applications and overall strong software skills.
* QuickBooks or accounting software knowledge.
Responsibilities:
* Hire and manage maintenance and security staff, including daily workflow.
* Manage and oversee all contractors and contracts, including obtaining bids.
* Financial management, in coordination with the treasurer, bookkeeper and CPA.
* Management of delinquent dues and fines process, bring to the board for action.
* Prepare and present monthly summary to the board, to include financials, delinquencies, project status, legal or potential legal issues, complaints/status, staffing.
* Manage and attend monthly and annual board meetings and prepare minutes.
* Maintain knowledge and ensure implementation of the master declaration, bylaws and major rules, recreational rules, fining policy, parking policy, etc.
* Maintain current knowledge of applicable Florida laws to provide guidance to the board. Primary liaison for communication with residents.
* Respond to emergencies when not at the community.
* Oversight and management of inspections and violations.
* Coordinate with committees, provide support to special project committees.
* Coordination and input on the annual budget.
* Coordinate with vendors, including the association attorney, insurance company.
