Portfolio manager for a full service management company in Boca Raton. Will interact with board members, owners and contractors.
Requirements:
* Minimum of 5years of community association management experience.
* Proven track record of successfully managing and maintaining condominium and homeowners associations.
* Thorough understanding of the Florida Condominium and Homeowners Acts and other relevant state and local laws, condominium and homeowners association reform, including new mandatory reserve requirements (SIRS).
* Strong financial acumen, including the ability to read and interpret financial statements, budgets and contracts.
* Proficient in using association management software, Microsoft Office, accounting software like CINC, technically savvy and able to communicate via digital channels.
* Excellent communication and interpersonal skills, with the ability to effectively interact with residents, board members and vendors.
* Strong organization and time management skills, with the ability to prioritize tasks and manage multiple projects simultaneously.
* Proactive problem solving skills and the ability to make sound decisions under pressure.
* Knowledge of building maintenance, preventive maintenance, repairs and common area upkeep.
* Diplomatic and professional demeanor, with a focus on providing excellent customer service to residents.
* High level of integrity, reliability and responsibility.
Responsibilities:
* Prepare and manage the annual budget, including operating expenses and reserve funds.
* Provide regular financial reports to the board.
* Coordinate and oversee routine maintenance and repairs of common areas and amenities.
* Develop and implement a preventive maintenance plan to ensure the longevity of the community.
* Inspect the association regularly to identify and address maintenance needs.
* Select, contract and supervise vendors and contractors.
* Negotiate contracts and pricing to ensure quality services at competitive rates.
* Monitor vendor performance and address issues promptly.
* Enforce community rules and regulations consistently and fairly.
* Provide guidance and recommendations to the board on policies, projects and community enhancements. Job #13008
