CAM manager for a high rise on Marco Island. Must have 3 years of onsite high rise management experience, as well as salt water environment experience. Will report to the board and be responsible for the implementation of policy decisions and directives. Will be responsible for all aspects of the operation and maintenance of the community, including the direct supervision of the employees. Must be able to perform with limited supervision. Will be expected to be a motivated self starter who can rise to the challenges of a high pressure and demanding position, while meeting the expectations of the board and owners.

Responsibilities:
* Manage all day to day physical and financial operations at the association including maintenance, repairs and office administration.
* Maintain an in depth knowledge and understanding of the governing documents, rules and regulations and ensure compliance.
* Hire, orient, train, develop, implement corrective action and supervise the staff.
* Effectively respond to unit owner issues and complaints in a timely manner.
* Formulate and continually update a preventive maintenance program. Inspect buildings, grounds and common elements on a weekly basis.
* Assist with the scheduling and execution of meetings.
* Appropriately fund reserves.
* Solicit and evaluate bids and proposals. Negotiate, manage and inspect contractors and vendors.
* Keep current on trends and legislation, including the Florida Condominium Act. Job #10685
