Areas: Fort Lauderdale

CAM for a condominium in Fort Lauderdale. Will oversee and coordinate all maintenance, development and construction activities. Will act as a liaison to all outside service providers including contractors, utility companies, governmental and regulatory agencies, attorneys, accountants, insurance agents and real estate agents.

Requirements:

* At least 3 years of experience in community association management.

* College degree preferred, but not required.

* Understand association management software. Proficient in basic information technology, email, Microsoft product suite, etc.

* Ability to analyze and interpret the needs of residents and offer appropriate solutions.

* Knowledge of association management principles, procedures and standards, as applied to condominiums.

* Ability to understand basic accounting principles and financial statements.

* Project planning skills.

* Ability to develop bid specifications and evaluate bids from contractors.

* Strong interpersonal and communication skills and the ability to work effectively with a wide range of residents in a diverse community.

* Knowledge of state ordinances pertinent to condominium management.

* Ability to coordinate and supervise independent contractors.

Responsibilities:

Maintenance and Security

* Oversee the management of the facilities, including maintenance services, outside contracted vendors, contractors and assignments of the staff.

* Conduct physical inspection of the community on a daily basis and additionally as circumstances require.

* Review daily security reports and report major issues to the board.

* Oversee building operational services, including landscaping, pool service, plumbing, electric, laundry, elevators, trash, fire alarm system, sanitation, air conditioning, roof maintenance, drainage, pest control, emergency and backup generators and other building systems.

* Order maintenance and cleaning supplies.

Construction Projects

* Solicit bids for maintenance contractors and construction projects. Make recommendations for the selection of contractors.

* Interact with, coordinate and serve as liaison between architects and general contractors during construction and post construction activities.

* Monitor all contractors and subcontractors on the premises to assure that they are complying with the association’s rules and requirements, operating safely, not causing damage and not creating undue disruption or inconvenience to residents.

* Maintain and update the reserve schedule and any other lists of pending and potential construction projects.

Regulatory and Record Keeping

* Develop and implement systems and processes to establish and maintain condominium records as required by Florida law and condominium requirements.

* Maintain database to keep track of resident accounts, balances and other information needed to manage resident information.

* Update and maintain annual licenses and inspections for the pool, elevator, hazardous materials, generators, stand pipes, hydro tests and water back flow.

* Update and maintain information related to the annual fire department inspection, including hoses, extinguishers, fire pumps and alarms.

* Assure compliance with Department of Business and Professional Regulation (DPBR) requirements.

Financial

* Order goods and services in accordance with the operating budget.

* Understanding of basic accounting principles and financial statements, including budget preparation.

* Keep track of all receivables from owners and others. Provide assistance in follow up of owner balances due and manage collection of late or delinquent maintenance or special assessment payments.

* Assist the treasurer in providing and distributing financial reports and analyses to the board and members.

* Manage and coordinate all insurance claims.

* Provide detail and summary reports on current major construction projects, and a final report at the conclusion of projects.

* Participate in preparing the annual budget 90 days before the end of the fiscal year.

Services to Residents

* Enforce all rules and policies of the association. Handles resident and owner issues on a daily basis.

* Coordinate building unit purchase and lease transactions, including resident screening packages and interviews with committee members and prepare certificates of approval.

* Maintain emergency keys and access to restricted areas by security and staff members.

* Manage all issues related to vehicle parking.

* Maintain and monitor the entry system.

* Provides notices to residents regarding building operations, utility services and scheduled events.

Board of Directors

* Prepare agendas for all meetings and ensure posting notification as required for members.

* Coordinate board elections in conjunction with the annual meeting.

* Update the board regarding expiring contracts up for renewal.

* Attend all board meetings and provide a manager’s report detailing the key issues being handled by the manager. Job #10856
