Community association manager for an upscale single family home country club in Naples. Will be responsible for providing the overall management of the community association, including the inspections and overall physical maintenance, vendor and contract management, budgeting and invoice processing, interactions with owners, vendors, accounting firm, access control staff, board and committee members. Although enjoying considerable discretion and independence, the community association manager performs all duties in accordance with the association policies, processes and procedures, also consistent with the management philosophy.
Requirements:
* Excellent people skills in dealing with owners, as well as access control staff.
* Strong knowledge of Microsoft Office applications and ease of learning other applications.
* Excellent written and verbal communication skills.
* Ability to make sound business decisions and work effectively with little to no supervision.
* Strong problem solving and conflict management skills.
* Strategic thinking, ability to anticipate consequences and how to address them.
* Ability to successfully work with a wide range of individuals including access control, vendors, community members and country club staff.
* Minimum 5 years actively managing community associations.
Responsibilities:
* Supervise the operation and administration of the community association in accordance with the association’s policies and applicable laws.
* Act as the primary liaison with the board, owners, committees, club and access control staff.
* Perform and direct administrative and management duties.
* Ensure community management tools are being effectively developed and utilized such as action item list, procurement procedures, operating budget, etc.
* Review monthly financial reports and ensure budgeted numbers are met.
* Fully understand the association’s declarations, articles, bylaws, policies and procedures, generate violation notices and manage enforcement process.
* Provide and oversee recommendations regarding major capital expenditures to maintain the desired community appearance and operation.
* Monitor delinquency and collection process.
* Attend board and committee meetings.
* Prepare board packages according to established time frames and statute.
* Ensure the board is aware of legal matters involving the association.
* Maintain owner and contract files relating to the operations of the association and all statutorily mandated records.
* Assist the ARC with the architectural review process and routine inspections.
* Coordinate and oversee the inspection of common area and arrange for appropriate follow up actions.
* Oversee the AP process and work closely with the accounting firm.
