Experienced CAM general manager for an onsite position for a premier community in Fort Myers. Must have extensive experience including lifestyle, restaurant and heavy amenities. Will be responsible for providing the overall supervision of the community, including inspections, overall maintenance, vendor and contract management, budgeting, invoice processing, interacting with owners, vendors, board members and committee members. Will also oversee the onsite food and beverage operations.

Requirements:

* A minimum of 5 years of actively managing community associations.

* A strong background in special project management is preferred.

* Hospitality experience preferred.

* Excellent people skills.

* Strong knowledge of Microsoft applications, Vantaca software experience preferred.

* Excellent written and verbal communication.

* Ability to make sound business decisions and work effectively with little or no supervision.

* Strong time management.

* Strong problem solving and conflict management.

* Ability to successfully work with a wide range of personnel including vendors, personnel, office staff and all levels of management.

Responsibilities:

* Supervise the operation and administration of the community association in accordance with policies and procedures.

* Acts as or oversee the primary liaison with the board and owners.

* Perform and direct administrative and management duties.

* Ensure community management tools are being effectively developed and utilized such as annual calendar, action item list, resolution worksheets, timed agendas, RFP matrixes, committee charters, procurement procedures, operating budget, etc.

* Review monthly financial reports and ensure the management summary is submitted to the board.

* Conduct CC&R inspections, generate violation notices and enforcement process.

* Provide and/or oversee recommendations to the board and committees regarding major capital expenditures as required to maintain the desired community appearance and operation.

* Monitor delinquency rates and the collections process.

* Attend board meetings and community events.

* Prepare board packages according to established time frames.

* Ensure the board members are aware of legal actions involving the association.

* Maintain unit and contract files relating to the operations of the association.

* Assist the board/ARB with the architectural review process and routine inspections.

* Responsible for maintenance of records database, including updating resident information.

* Responsible for routine and special project vendor management including procurement as well as performance evaluation.

* Coordinate and/or oversee inspection of building facilities and common areas and arrange appropriate follow up actions.

* Oversee the AP process.

* Work with the executive chef and front of the house manager on food and beverage operations. Job #13148
