Resident manager team for an association in Marathon. Will be responsible for the overall supervision of the community, including inspections, maintenance, vendor and contract management, budgeting and invoice processing. Will interact with owners, vendors, board members and committee members.
The association prefers, but does not require, a husband and wife duo to manage both office duties and grounds maintenance. The schedule is Monday through Friday during the winter season and Tuesday through Saturday during the summer season. 24/7 emergency management. The board would like onsite training with the outgoing manager team, approximately 1-2 months, depending on skill set.
3+ years of CAM management experience is preferred. The licensed CAM must manage the office, including all incoming and outgoing mail and funds. The grounds maintenance person does not need to be licensed.
Requirements:
* Must have a strong financial background, computer literacy and proficiency in QuickBooks and Microsoft applications.
* Basic accounting skills, budget planning and analysis, knowledge of financial reports and skills in long term and short term financial planning.
* Office experience with data entry, filing systems and administrative procedures.
* Experience working with independent accounting firms and auditors.
* Understand that the board sets the policy and the manager executes it.
* Excellent written, verbal and organizational skills.
* Treat residents with dignity and professionalism.
* Operate with transparency, integrity and sound judgment.
* Grounds maintenance includes oversight of landscapers, pool operators and any other vendors working in the community.
* The grounds maintenance requires daily visual inspections of the common areas for safety, cleanliness and repairs.
* The maintenance person or the CAM will also handle the duties of a dockmaster.
* The dockmaster duties include twice yearly dock slip assignments, updating near expiring insurance declarations and registrations and periodic, from the dock, visual inspection of boats in the marina.
* The manager's apartment includes the office and is in its own private building.
