CAM manager for a Central Keys community. Must be dynamic and proactive to oversee the daily operations and maintenance of the condominium association. Will supervise all staff and contractors, with periodic oversight from the board. Will be directly responsible for implementation of the board's policies, standards and priorities in conformance with the governing documents and applicable federal, state and local statutes. Will be is responsible for providing the board with progress, financial and other reports. Will be responsible for providing guidance to the board with respect to optimal methods of accomplishing the board's goals and objectives, including following the Florida state statutes.

Requirements:

Experience

* Prefer 3-5 years of progressive experience in condominium association management in Florida.

* Proven track record of successful financial management, operational oversight and community relations.

* In depth knowledge of Florida Statutes Chapter 718 and Chapter 468 and relevant administrative codes.

Skills and Abilities

* Excellent written and verbal communication skills, with the ability to interact effectively with diverse groups.

* Strong financial acumen, including budgeting, financial reporting and assessment collection.

* Proficient in association management software (Enumerate) and Microsoft Office 365.

* Exceptional organizational skills and attention to detail, with the ability to manage multiple priorities and deadlines.

* Strong leadership, problem solving and decision making abilities.

* Ability to work independently and collaboratively as part of a team.

* High degree of professionalism, integrity and ethical conduct.

Physical Requirements

* Ability to conduct inspections, which may involve walking, climbing stairs and occasional lifting.

* Ability to work extended hours, including evenings and weekends for board meetings or emergencies.

Responsibilities:

Operational Management

* Oversee the daily operations of the association, including common areas, amenities and facilities.

* Coordinate and supervise maintenance, repairs and improvement projects, ensuring timely completion and adherence to quality standards.

* Develop and implement preventive maintenance programs to protect association assets.

* Manage vendor relationships, including contract negotiation, supervision and performance evaluations.

* Supervise and manage onsite staff, including assigning duties, monitoring performance and ensuring operational efficiency across all departments.

* Maintenance of the association website.

Financial Management

* Prepare, implement and monitor the annual operating budget and reserve budget in accordance with Chapter 718.

* Manage association bank accounts, reconcile statements and prepare financial reports for the board.

* Assist with annual audits and tax preparation, work closely with the association's accountants.

* Ensure prudent financial management and investment of association funds.

Governance and Compliance

* Ensure strict adherence to Florida statutes, particularly Chapter 718 (The Condominium Act), as well as the association's declaration, bylaws and rules and regulations.

* Facilitate and attend board meetings, annual meetings and special meetings, prepare agendas, minutes and supporting documentation.

* Ensure proper notice is given for all meetings as required by Florida law.

* Maintain accurate and comprehensive official records of the association, making them available for owner inspection.

* Stay informed of legislative changes and industry best practices affecting condominium associations in Florida.

Communication and Resident Relations

* Serve as the primary point of contact for unit owners, address inquiries, concerns and complaints in a professional and timely manner.

* Facilitate effective communication between the board, unit owners and vendors.

* Develop and distribute emails, newsletters, notices and other communications to residents.

* Mediate disputes and enforce community rules and regulations fairly and consistently.
