Dedicated onsite community association manager for a condominium in Saint Petersburg, urgent need. Must be an experienced leader, AMS and PCAM designations are preferred. Will be responsible for the day to day management of the community. Will direct the efforts of the management staff in maintaining the buildings and common use areas of the community. This role requires a combination of business management, accounting, strong administrative skills, customer service expertise and knowledge of association management practices.
Skills:
* Strong legal administrative skills with a solid understanding of association management regulations.
* Proven experience in customer service with a focus on resident relations.
* Knowledge of association maintenance practices and ability to coordinate repairs effectively.
* Proficiency in upselling techniques to enhance property value and resident satisfaction.
* Familiarity with real estate administrative tasks, including lease negotiations and documentation management.
* Excellent administrative skills, including organization, attention to detail and time management.
* Ability to negotiate effectively while maintaining positive relationships with residents and vendors.
* Understanding of Fair Housing regulations is preferred, but not mandatory.
Qualifications:
* Community association manager license (CAM), a Professional Community Association Manager (PCAM) certification or a minimum Association Management Specialist (AMS) designation and agree to acquire the PCAM within 24 months.
* 5-10 years in condominium or related management.
* 5-10 year of additional maintenance related work.
* Broad knowledge of all phases of condominium maintenance.
* High school diploma plus minimum of 2 years advanced education.
* Must demonstrate a high degree of proficiency intact, diplomacy and communication skills.
Duties:
* Provide the overall direction to the management staff required for the day to day management and maintenance of the community.
* Conduct and coordinate an annual inventory of the community.
* Maintain businesslike and professional relations with all residents.
* Collect all monthly and special assessments, notify the board of delinquencies, file liens and take appropriate action necessary for collection, including fines and filings.
* Recommend and maintain adequate personnel and independent contractors to fulfill the needs of the community.
* Maintain the buildings, common elements and the common use areas according to acceptable and approved standards.
* Oversee the implementation of security measures and control the ingress and egress to and from the community.
* Implement procedures that comply with all orders or requirements placed by governmental or regulatory authorities, including preparing, filing and paying all forms, reports and licenses and taxes required by law prior to the date they fall due.
* Develop requests for proposals, negotiate, obtain at least 3 bids for contracts for required services and oversee the efforts of approved contractors.
* Scrutinize and develop an annual insurance portfolio with the required coverage and manage all claims.
* Manage the disbursal of funds for approved budgeted items for the reserves and operating costs, such as salaries, insurance premiums and other operating expenses.
* Maintain a system of office records, books and accounts.
* Collaborate with the accounting firm for the accounting matters of the community.
* Develop proposed budgets for the next calendar year.
* Recommend policies for responses to violations of the rules and regulations.
* Investigate all applications for approval in connection with transfers or leases of condominium parcels.
* Maintain a central file on all existing contracts for routine service, such as laundry, lawn service, trash collection, etc.
* Manage marina operations.
* Conduct frequent inspections of the buildings and other areas to ensure that proper maintenance is being performed.
* Review and approve service requests.
* Attend all meetings.
* Interact with government agencies in emergency situations, coordinate the personnel activities with outside agencies.
* Administer a payroll timekeeping system that ensures employees properly report time.
* Verify that staff timecards properly reflect time each week.
* Serve as the Human Resources lead for the administration and maintenance staff.
