Areas: Panhandle

Onsite manager for a community in Destin. 3 years of association management experience required, preferably at least 2 of those in an onsite position. Driver's license with a clean record, as well as the ability to pass a background check and drug test are also required.

Responsibilities:

* Produce monthly manager’s report and agenda for board meetings. The board packet must be distributed at least 48 hours prior to the meeting.

* Work off and manage the monthly action Item list.

* Handle all resident requests for common element or association services.

* Inspect the association for services needed. Prepare work lists and schedule repairs with contractors or maintenance staff.

* Inspect for covenant and declaration violations. Prepare and send written notification of violations.

* Evaluate work performed by contractors per specified agreements.

* Attend all board meetings and hearings.

* Code and approve all bills.

* Manage the contractor and visitor check in book and community room rental forms. Make sure processes are being followed by all staff members.

* Supervise or manage the amenities reservations and move in and outs.

* Maintain onsite association administrative files.

* Coordinate mailings and notice distribution.

* Be knowledgeable about governing documents and board policies and procedures.

* Communicate residents, volunteer leaders and contractors.

* Maintain a positive, cordial, business like relationship with residents and contractors.

* Evaluate contractors’ work against agreed upon standards.

* Read and report on association financials. This includes understanding financial reports such as the balance sheet, income statement, budget and delinquency reports.

* Serve as liaison to the board and the community’s attorney.

* Prepare the draft budget annually.

* Inspect the community for maintenance and schedule repairs weekly.

* Work independently with little to no supervision.

* Work cooperatively and manage the association staff members, including concierge, tennis pro, maintenance personal, etc.
