Onsite community association manager for an association in Sarasota. Will be responsible to provide the overall supervision of the community, including inspections, maintenance, vendor and contract management, budgeting and invoice processing, interacting with owners, vendors, board members and committee members.

Responsibilities:
* Supervise the operation and administration of the association in accordance with policies and procedures.
* Act as the primary liaison with the board and owners.
* Perform and direct administrative and management duties.
* Ensure community management tools are being effectively developed and utilized such as preventive maintenance calendar, action item list, resolution worksheets, timed agendas, request for proposal, contracts, matrixes, committee charters, procurement procedures, operating budget, etc.
* Review monthly financial reports and ensure management summary is submitted to the board.
* Conduct covenants, conditions and restrictions inspections, generate violation notices and enforcement process.
* Provide and recommendations to the board and committees regarding major capital expenditures to maintain the desired community appearance and operation.
* Monitor delinquency rates and collections process.
* Attend board meetings and community events.
* Prepare board packages.
* Ensure the board is aware of legal actions involving the association.
* Maintain unit and contract files.
* Assist with the architectural review process and routine inspections.
* Responsible for maintenance of records database, including updating resident information.
* Responsible for routine and special project vendor management including procurement and performance evaluation.
* Coordinate and oversee inspection of building facilities and common area and arrange appropriate follow up actions.
* Oversee the accounts payable process.
* Draft the annual budget in coordination with the controller and board.
