Areas: Tampa

Portfolio CAM for associations in the Ruskin area. Will provide management, direction and leadership to ensure the associations are maintained and operated in accordance with requirements. Will work closely with the boards to manage and operate the communities and facilitate solutions to problems. Must comply with the provisions of Florida laws and statutes. Will perform regular inspections for overall maintenance and repair and with reference to violations and enforcement. Strong management skills, customer service skills and supervisory skills in support of the care and maintenance of the communities.

Requirements:

* 2-5 years of experience.

* Bachelor’s degree is a plus, but not required.

* Daily travel is expected for this position.

Responsibilities:

* Monitor collections.

* Approve invoices and submit for payment.

* Ensure correct coding for financial statements.

* Work with boards in the preparation of a yearly budget and monitor adherence.

* Distribute the budget as required by governing documents and statutes.

* Knowledge of the purpose of financial reports.

* Communicate clearly and be able to work with and present ideas.

* Multi task, embrace change and solve practical problems.

* Monitor vendor performance to ensure adherence to contract responsibilities and duties.

* Draft and post board agendas, prepare board packages, attend board meetings and record minutes.

* Assist the maintenance supervisors with review of work orders.

* Complete monthly inspections of the buildings, facilities and grounds.

* Serve as liaison between the boards, legal counsel and residents.

* Document, submit and coordinate insurance claims.

* Supervise vendors and employees.

* Compile all information for annual and budget meeting mailings.

* Administer rules and regulations.

* Pose fixes, possible solutions, suggestions and recommendations.

* Prepare and submit a management report to the boards.

* Respond to resident inquiries.

* Develop, establish and implement systems and controls to ensure maintenance needs are documented and completed.
