Bilingual general manager for a luxury condominium in Key Biscayne. Seeking a leader who will approach this role not merely as a position, but as a calling: to lead with integrity, serve with warmth and build something worth being proud of. Will be the chief executive of the association. With a staff of more than 50 professionals across operations, maintenance, security, administration and resident services, this is a genuine leadership role.
Will report to the board president and will bear full accountability for operational excellence, financial stewardship, regulatory compliance, physical asset preservation and the day to day experience of the residents. This role demands the ability to attract and develop talented people, set the right priorities, delegate with confidence, and ensure that every team member, vendor and partner performs to the standard the community deserves.
The association is in the final stages of completing major structural improvements associated with the 50 year building recertification. Concurrent with that work, the association is preparing to undertake a comprehensive renovation of the common area hallways.
Culture and Character:
The board has a clear vision for the culture of this organization, built on two foundational commitments:
Integrity: In every decision, every communication and every relationship. Residents entrust the association with their homes. That trust is sacred and is earned every day.
Hospitality: Genuine, gracious and consistent. Will be expected to model, instill and sustain a culture in which every interaction with a resident reflects warmth, care and professional excellence.
Managers that have led organizations in luxury hospitality, whether hotel, resort or high service residential, understand this distinction intuitively. That background is highly valued.
Ideal Candidate Profile:
The board is looking for a leader of character and consequence, someone who understands that running a community of this caliber is both a professional challenge and a personal responsibility. The ideal candidate will bring:
* Demonstrated executive leadership experience in a large, complex organization, luxury residential, hospitality or high service environment strongly preferred.
* A proven track record of building and leading high performing teams, developing staff and sustaining cultures of excellence.
* Experience in luxury hospitality management, Four Seasons, Ritz Carlton or equivalent, is a meaningful differentiator.
* Strong financial acumen: budget development, variance analysis, reserve planning and capital project oversight.
* Experience overseeing major capital projects and construction programs, with the ability to manage multiple workstreams simultaneously.
* Exceptional communication skills with residents, board members, staff, vendors and regulatory authorities.
* Sound judgment, high integrity and an instinctive orientation toward service.
* Familiarity with Florida condominium law, building systems, construction management and emergency preparedness.
* Bilingual, English/Spanish.
Areas of Oversight:
Will provide executive leadership and ensure strong outcomes across all aspects of association operations, including:
* Team Leadership: Build, develop and inspire a high performing team. Set clear expectations, provide meaningful growth opportunities and hold people accountable with fairness and consistency.
* Board Relations: Serve as the board’s principal advisor and operational representative. Prepare agendas, reports and analyses. Implement board directives efficiently and keep leadership well informed.
* Capital Projects: In the near term, drive the successful completion of the 50 year recertification structural work and the hallway renovation program. With the support of an owner’s rep, coordinate architects, engineers, contractors and consultants. Manage budgets and timelines. Keep residents informed throughout. Over the longer term, develop and execute capital improvement strategies that protect and enhance the association’s assets.
* Financial Stewardship: Oversee operating and reserve budgets, monitor financial performance and ensure sound fiscal management. Identify efficiencies without compromising the resident experience.
* Operations and Facilities: Maintain the community to the highest standards of safety, appearance and functionality. Oversee building systems, preventive maintenance programs and all day to day operations.
* Resident Relations: Ensure residents feel heard valued, and well served. Foster a sense of community and hold the team to a standard of responsiveness and genuine care.
* Vendor and Contract Management: Negotiate and administer contracts, establish performance standards and hold service providers accountable for results.
* Regulatory Compliance: Ensure compliance with Florida Statutes Chapter 718, applicable codes and ordinances and the association’s governing documents.
* Emergency Preparedness: Maintain hurricane and business continuity plans. Lead the operational response during emergencies.
* Risk Management and Insurance: Oversee insurance coverage, claims administration and proactive risk mitigation.
* Security and Technology: Provide executive oversight of security operations, life safety systems, access control and operational technology platforms. Job #10034
