Areas: Orlando

Onsite manager for an association in Celebration. Will be responsible for providing the overall supervision of the community, including inspections and overall maintenance, vendor and contract management, budgeting and invoice processing, interact with owners, vendors, board members and committee members.

Requirements:

* 3-5 years of CAM experience

* Excellent people skills.

* Strong knowledge of Microsoft applications, Caliber software experience preferred.

* Excellent written and verbal communication.

* Ability to make sound business decisions and work effectively with little or no supervision.

* Strong time management.

* Strong problem solving and conflict management skills.

* Ability to successfully work with a wide range of personnel including vendors, personnel, office staff and all levels of management.

Responsibilities:

* Supervise the operation and administration of the community association in accordance with policies and procedures.

* Act as or oversee the primary liaison with the board and owners.

* Perform and direct administrative and management duties.

* Ensure community management tools are being effectively developed and utilized such as preventive maintenance calendar, action item list, resolution worksheets, timed agendas, RFPs and contracts, matrixes, committee charters, procurement procedures, operating budget, etc.

* Review monthly financial reports and ensure the management summary is submitted to the board.

* Conduct inspections, generate violation notices and enforcement process.

* Provide and oversee recommendations to the board of directors and committees regarding major capital expenditures to maintain the desired community appearance and operation.

* Monitor delinquency rates and collection process.

* Attend board meetings community events.

* Prepare board packages.

* Ensure board members are aware of legal actions.

* Maintain unit and contract files.

* Assist the board with the architectural review process and routine inspections.

* Responsible for maintenance of records data base, including updating resident information.

* Responsible for routine and special project vendor management, including procurement, as well as performance evaluation.

* Coordinate and oversee the inspection of building facilities and common areas and arrange appropriate follow up actions.

* Draft the annual budget with the controller and board.

* Conduct business with the highest standards of personal, professional and ethical standards.

* May participate in meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems and maintain knowledge pertaining to new developments, requirements, policies and regulatory guidelines. Job #13014
