Community association manager for a Pasco County association. Will have charge of the administration of the association under the direction of the board. Must have knowledge of personnel procedures, including hiring, training and supervision of employees. Will be responsible to give direction and motivate people and define job tasks and determine performance standards. Will hire, train, discipline and terminate employees as necessary, and possess a knowledge of general business management techniques and generally accepted business practices.
Requirements:
* Must have at least 3-5 years of community association management experience.
* Must have valid driver’s license.
* Experience with Word, Excel, Outlook and QuickBooks.
Responsibilities:
* Oversee the record keeping procedures.
* Have a knowledge of and oversee government and any legally required insurance coverage.
* Recognize when professional services are needed by the association and analyze problems.
* Will be responsible for knowledge of potential liability.
* Develop and implement disaster preparedness procedures and emergency plans.
* Possess basic accounting skills, budget planning and analysis skills, knowledge of financial reports, knowledge of federal and state laws and financial planning skills.
* Be responsible for the enforcement of the provisions of the bylaws, rules and regulations.
* Establish fee/assessment collection procedures.
* Determine maintenance and service specifications for all equipment and facilities and analyze and negotiate bids. Plan and schedule deferred and remedial current maintenance, handle emergency repairs and implement a preventive maintenance program.
* Have knowledge of landscape maintenance control, coordinate and schedule landscape maintenance.
* Plan, schedule and supervise exterior maintenance.
* Understand and implement health and safety standards and understand contractors’ obligations.
* Understand janitorial and housekeeping tasks, diagnose interior maintenance problems, understand and implement fire and safety regulations and compliance procedures.
* Maintain a liaison with local public safety agencies and recommend and implement improvement to security.
* Have knowledge of relevant codes, laws and ordinances and work with the association’s legal counsel.
* Have knowledge of statutory requirements and association board policies regarding liens and foreclosures. Will be responsible to carry out lien and foreclosure policies uniformly.
