Onsite manager for a community in Clermont. Will work with the board of directors to ensure the successful operation of a community. Previous association management experience requested, but not required for an exceptional candidate. Must have working knowledge of Florida statutes as they relate community associations.

Ability to communicate effectively with managers, residents, guests and employees in one on one and small group situations in a fast paced environment. Ability to motivate and develop employees. Must be computer literate. Actively seek growth and development within the profession. Understanding that growth participation is directly related to your personal efforts and dedication to the profession.


* Deliver and promote prompt, courteous and outgoing friendly service to all residents, guests and employees.

* Direct and coordinate the activities of staff and contract personnel and evaluate their performance.

* Investigate complaints, disturbances and violations. Resolve problems, following management rules and regulations.

* Inspect grounds, facilities and equipment routinely to determine necessity of repairs or maintenance.

* Solicit and analyze bids from contractors for repairs, renovations and maintenance.

* Plan, schedule and coordinate general maintenance, major repairs and remodeling or construction projects.

* Maintain records of sales, rental or usage activity, special permits issued, maintenance and operating costs or availability.

* Manage and oversee operations, maintenance, administration and improvements.

* Direct collection of monthly assessments, rental fees and deposits and payment of insurance premiums, mortgage, taxes and incurred operating expenses.

* Purchase building and maintenance supplies, equipment or furniture.

* Prepare and administer contracts for provision of services such as cleaning, maintenance and security services.

* Maintain contact with insurance carriers, fire and police departments and other agencies to ensure protection and compliance with codes and regulations.

* Prepare detailed budgets and financial reports.

* Confer regularly with community association members to ensure their needs are being met.

* Clean common areas, change light bulbs and make minor repairs.

* Meet with the boards and committees to discuss and resolve legal and environmental issues or disputes between neighbors. Job #12526
