Full time onsite manager for a homeowners association in the Lake Worth/Wellington area. Must be an exceptional and talented manager who is passionate about making a difference. Must be an individual who understands that high standards are part of everyday life of the association they manage.

Must possess a strong managerial background. Five years of experience as an onsite manager for homeowners associations, performing functions such as staff and service contracts management, special projects that require construction trades and contract development and management. Must possess strong working knowledge of customer service principles and practices. Ability to read, analyze and interpret technical procedures, leases, regulations or documents with a similar degree of complexity. Strong interpersonal skills needed to interact with home, board members, vendors and legal staff. Must be highly organized and schedule driven with a high degree of attention to detail. Proficiency and working knowledge of Microsoft Office applications (especially Excel and Word) and TOPS management software and internet search proficient. Spanish language skills would be a big plus.


* Strong contract management, project management and budget planning experience is a must.

* Must have 5+ years of CAM experience in homeowners associations.

* Excellent communication and presentation skills.

* Experience in managing and supervising onsite staff.

* Exceptional proven problem solving skills and a self starter.

* Firm understanding of homeowners association restrictive covenants and Florida statutes.


* Inspect common grounds, amenities and equipment. Take steps to keep all in exceptional condition. Proactively recognize problems and deficiencies within the community and takes steps to have them corrected.

* Develop the annual budget with firm understanding of operational, reserve and capital goals of the board.

* Maintain project lists, action item lists and obtaining board approvals.

* Manage owner relationships to ensure high levels of satisfaction due to timely resolution of issues and complaints.

* Develop bid packages with well thought out unambiguous scope, terms to protect the interests of the association, with expected timelines. Evaluate bids and provide clear concise normalized bid evaluation to the board with recommendations for award.

* Manage contractors and vendors to adhere to the terms of the contract and satisfaction of the board. This requires field inspections of work to ensure its acceptability and completeness.

* Manage office assistant, provide clear set of expectations, high level of standards, job responsibilities and goals. Provide daily instructions for priority items. Monitor performance and provide constructive feedback.

* Manage the onsite cleaning crew to ensure they are meeting the performance levels with desired results. Provide daily instructions for priority items as they arise.

* Ensure phone calls and emails are responded to either same day or within 24 hours.

* Weekly management report of progress of specific projects, identification of problems and recommendations for resolutions.

* Preparation of monthly board meetings and attend and participate in those meetings. Attendance of certain board workshops may also be required.

* Maintaining contract and contact lists.

* Maintain a highly organized office and retention of documents for the association.

* Maintain communications with the community, including posting on boards, monthly newsletter, postings to website administrator and other public notices.

* Manage the violation and fining program. Duties require community inspections, logging violations, follow up inspections, submittals to fining committee and close out of violations.

* Coordinate Architectural Control Committee process.

* Coordinate community police patrols with daily communication of problem areas.
