Onsite CAM for an association of 120 units in South Siesta Key, 35 hour work week. Must have 3-5 years of CAM experience. Seeking a competent and professional individual who has proven leadership and communication skills, is very computer literate, works independently, can develop and maintain good working relationships and is an excellent problem solver. Will be an employee of the management company, but will report directly to the condominium board of directors.

Requirements:

* Working knowledge of Florida Statutes 718 and 720.

* 3-5 years of onsite community association management experience.

* Excellent computer skills: Outlook, Word, Excel, TOPS and video conferencing.

* Ability to cultivate and maintain professional relationships with board members, owners, renters and vendors.

* Along with the maintenance manager, be accessible for emergencies outside of office hours.

* Available 5 or 6 Saturday mornings from October-April for board meetings.

* Ability to think critically, be proactive and continuously learn.

Responsibilities:

* Oversee daily operations of the community which will include all administrative tasks, maintaining association files and records, vendor relations, supervision of contractors and project management.

* Working in tandem with the maintenance manager, plan, schedule and coordinate general maintenance, major repairs and preventive maintenance.

* Execute some financial tasks: organize incoming bills to be sent to the management company for payment and prepare pre budget information for the accounting department.

* Provide support to the board, organize board meetings and video conferencing, attend and write minutes of board meetings and conduct research.

* Initiate projects, communicate with all parties involved and do a complete follow up.

* Communicate on an ongoing basis with owners about meetings, important events and projects and needs of the owners and the association.

* Register rental applications and fees and ensure that owners and renters are following the rules. The association doesn't have a rental program, but some owners rent, especially in the winter season.

* Routinely inspect grounds and buildings.

* Work with the board to resolve complaints and issues.

* Be familiar with the rules book, renovation rules and condominium documents to ensure compliance.
