Areas: Bradenton

Onsite manager for a homeowners association in the Bradenton area. Will be responsible for all aspects of association and personnel management. Must excel in creating balance between managing the community by Florida CAM standards and creating an inviting and positive relationship with owners, vendors and residents. Will be expected to manage the small support staff and create an environment that encourages staff to strive for customer satisfaction and community safety. Should also excel at working with the board to implement and enforce policies and procedures, annual budgets, and communication with the community. Prefer an independent contractor.

Requirements:

* A high school education or equivalent is required, college degree is a plus, but not a requirement.

* Accurately perform intermediate mathematical functions and use all onsite resident management software functions.

* CMCA (Certified Manager of Community Associations) certification required. PCAM is a plus.

* At least 3 years of experience in residential management or a related field is required.

* An excellent ability to manage and motivate others.

* Effective communication with residents, owners, coworkers and vendors.

* Excellent communication skills.

* Strong administrative and organization skills.

* Strong time management skills and the ability to prioritize wisely.

* Strong customer service orientation.

* Strong working knowledge of QuickBooks Pro for accounting.

* Basic accounting skills for expense tracking and payroll preparation.

* Knowledge of onsite maintenance requirements, including dealing with vendors and contractors.

* Ability to close a sale.

* Basic computer and internet knowledge.

* Intermediate knowledge of Word and Excel.

* Intermediate knowledge of Intuit Payroll and eUnify Violation Tracking.

* Ability to operate and understand personal computer functions and company utilized software packages.

* Commit to ongoing professional development and career growth.

Responsibilities:

Financial

* Oversee operating and reserve accounts and achieve the highest possible net operating income through the implementation of cost containment and careful review of vendor contracts.

* Full tracking of incoming scheduled assessments.

* Monthly reconciliation of bank accounts.

* Receipt and review of all contractor and budget approved invoices for payment.

* Payment of invoices.

* Late notice preparation and mailing.

* Monthly distribution of balance sheet, owner balance summary, check register and reconciliation reports to the board.

Administrative

* Coordinate and implement collection of delinquent assessments.

* File and records maintenance.

* Association communications and correspondence.

* Reserve study planning and assistance.

* Work with the accountant for tax return filing and end of year financials.

* Attendance at board and committee meetings.

* Work with Communications Committee to communicate association information on social media.

* Creation and posting of agendas for board and committee meetings.

Association Management

* Maintain an excellent customer service relationship with residents, vendors, coworkers and the community.

* Inspection of common areas for potential issues and remedies and reporting of such on monthly basis.

* Create staffing schedules and ensure they are consistent with community needs.

* Mentor staff to emphasize satisfaction and community safety at all staff positions.

* Assist and ensure all complaints are handled promptly and appropriately, using a tracking system to show measurable results.

* Participate in resident activities by being an active conduit between the activity and the board.

* Contractor coordination and performance appraisal.

* Contractor bid solicitation.

* Enforcement of bylaws and covenants using established policies and violation tracking systems.

* Maintain the community in compliance with the governing documents.

* Participate in catastrophe planning.

* Monday through Friday, 9:00 a.m. to 5:00 p.m. Attendance at meetings after hours is also required. Job #12599
