Areas: Cocoa Beach

Building manager for a condominium in Indialantic by the Sea. Will oversee the day to day operations of the condominium, including maintenance, collection and deposit of fees, maintaining resident files, working with outside vendors and owner relations. Will receive onsite training from the retiring manager.

Requirements:

* High school degree or equivalent, Bachelor’s Degree in a related field preferred.

* 3 years of management, supervision or related experience.

* Knowledge of local, state and federal regulations.

* Strong interpersonal skills with enhanced negotiation abilities, including excellent verbal and written communication skills.

* Proficient in computer skills, including Microsoft Office, Outlook and QuickBooks.

* Ability to work with minimal supervision, be well organized with excellent time management skills.

* Have the ability to manage the day to day operations of the association.

* In depth knowledge of all rules and regulations surrounding community association management.

Responsibilities:

* Maintain association by addressing owner concerns and acting as liaison between the association, owners and tenants.

* Enforce policies and procedures by addressing violations through communications.

* Manage all personnel, including maintenance, landscapers, cleaning crews, etc.

* Attend monthly board meetings to update members.

* Act as general supervisor to inspect the community for damages or maintenance requirements, schedule maintenance improvements and preventive maintenance policies and oversee security precautions in a timely manner.

* Collect rent, receivables, utility and other payments. Enforce late fees for tardy payments, handle operating expenses and periodically report on financial performance.

* Manage documents required for sales and leases.

* Establish communication with contractors during emergency situations.

* Maintain and update records, document expenses, invoices, receipts and warranties.

* Organize and create multiple timelines, budgets and schedules, including handling operating expenses.

* Update job knowledge by participating in educational opportunities, reading professional publications, maintaining personal networks and participating in professional organizations.
