Experienced portfolio CAM for the Polk/Osceola County area. Must have 2+ years of work experience in association management with prior people and project management experience with condominiums, apartments, hotel, timeshares, developer, townhomes or homeowners associations. Must have experience in an environment requiring high levels of customer service, highly motivated, confident and professional with excellent communication skills, detail oriented, proven leadership, problem solving skills, competent in Excel, Word, Outlook and experienced with financial reports and budgets.

Should have experience with site inspections, covenant enforcement, assisting the board with day to day aspects of managing the association, preparing for and conducting meetings, reviewing financial reports, preparing budgets, project management, preparing service bids and overseeing contractors. Must also be knowledgeable with Florida statutes and be proficient with understanding and executing the requirements of the governing documents of the association. Must have computer skills in Microsoft Office, including Word, Excel and Outlook). Experience in association software, such as TOPS or Caliber, is helpful. Will be responsible for the management and day to day implementation of the procedures and programs that will ensure a well managed and maintained association.

Responsibilities:

* Ability to work with a team. Will be supported by a large team of accounting, administrative, mailroom, architectural review and other support staff. The ability to communicate with the team is essential.

* Operations management: Responsible for the day to day operations of all aspects of the community to ensure excellent service.

* Maintenance: Solicit bids, provide comparisons and monitor all maintenance programs relating to the community and aesthetic appearance of the community, building strong relationships with vendors.

* Owner representation: The sole and ultimate liaison for all resolutions of the association, utilizing sound business judgment to resolve issues and conflicts.

* Communication: Manage account information with the utmost confidentiality, communicating professionally and effectively.

* Develop and monitor the budget on a timely basis to support the financial expectations of the board and association.

* Coordinate, negotiate and issues vendor contracts.

* Prepare a monthly board package consisting of a management report outlining actions required, proposals, correspondence and financial reporting.

* Daily use of Caliber, Word and Excel documents for communication, organization and detailed follow through.
