Manager for a short term luxury vacation rental community in Hollywood. Will be responsible for assisting in maintaining all aspects of operations, resident relations and functions of the community. Must strive for 100% occupancy through retention of existing residents, leasing current availability and preleasing of future availability. Must be able to perform all activities related to customer service and resident retention to achieve occupancy, resident quality, customer service expectations, as well as marketing and leasing. Should enjoy providing superior customer service to residents, prospects, vendors and fellow employees.

Requirements:

* Short term rental experience.

* Residential or commercial management.

* Associate or Bachelor’s degree preferred.

* 5-10 years experience in a commercial real estate environment.

* 2+ years of previous management experience.

* Homeowners association experience a plus.

* High proficiency with personal computers and Microsoft Office, including Word and Excel.

* Excellent written and verbal communication skills.

* Maintain a positive work atmosphere by acting and communicating in a manner suitable for interaction with customers, clients, coworkers and management.

* Ability to work in fast paced environment and maintain effective working relationships.

Responsibilities:

* Ensure contact with residents on a regular basis to assess needs and provide resolution to issues.

* Develop and implement marketing strategies to meet or exceed established goals to procure and convert new owner leads.

* Oversee the onboarding of new communities and ensure that each home has been evaluated to maximize income. And, the owner has been advised on actions they may need to take.

* Speak with potential guests and book reservations.

* Oversee the maintenance and updates on every home to ensure 100% owner and guest satisfaction.

* Manage leads and convert to booked reservations using vacation rental booking software.

* Ensure resident retention through communication and the delivery of excellent customer service.

* Ensure all rents are collected in accordance with budget and lease terms. Enforce collections process as applicable.

* Exhibit a thorough understanding of leases and ensure residents and management personnel are in compliance.

* Ensure rules and regulations are honored by all residents.

* Provide reporting for operations, including developing level budgets, tracking work orders, managing recoverable income, coding and approving invoices, reviewing and approving CAM reconciliations and understanding and reporting income / expense variances on a monthly basis.

* Apply an understanding of best practices to hire, train and supervise maintenance technicians, management personnel and reporting employees.

* Act as liaison between maintenance and residents to assure all maintenance requests are addressed appropriately.

* Understand and coordinate building and building systems inspections.

* Develop specifications for contracts and capital items, solicit and analyze bids from vendors.

* Ensure that building is in compliance with all governmental regulations.

* Apply an understanding of the resident improvement process, and monitor the process through completion. Job #12699
