February 08, 2024 - Part Time Experienced Community Association Manager

Areas: Fort Lauderdale

Part time experienced community association manager needed for a low rise building on the beach in Fort Lauderdale, 30 hours per week. Will be responsible for ongoing operations of the building and managing daily interactions with employees, residents and vendors. Will be responsible for ensuring the safety and security of the building and resident, supervising maintenance and repairs and working with vendors to ensure smooth daily building operations and timely completion of projects. Will report to the president of the board.


* Education: high school, college degree preferred.

* Experience: community association management experience preferred.

* Notary.

* Strong organizational and multi tasking abilities.

* Familiarity with Florida Statute 719 required.


Building maintenance and security:

* Schedule and supervise maintenance staff and vendors.

* Establish and coordinate a building maintenance plan. Conduct weekly routine walk through inspections, process work orders.

* Oversee performance of contracted service vendors (pool, landscaping, janitorial etc.).

* Obtain competitive bids for vendors and projects.

* Oversee the hiring, training, scheduling, supervising and evaluation of the security staff.

* Interact with owners in a respectful manner to address their concerns.

Regulatory compliance:

* Ensure facilities are in compliance with applicable policies, regulation and building codes.

* Ensure all building inspections, licenses and permits are up to date and organized.

* Work with the city of Fort Lauderdale on beach maintenance and regulations.

Special project supervision:

* For special projects, will assist in obtaining competitive bids, facilitate the application process for permits, supervise the project and report progress.

* For renovation projects within an owner’s unit, will gather necessary owner requests, assemble architectural drawings and contractor proposals for presentation to the board. Once approved, will assure contractor compliance with all building rules and regulation and monitor the progress of the project.

Community association duties:

* Assist in preparing for and conducting meetings.

* Assist in the preparation and dissemination of meeting minutes.

* Assists in the communication and enforcement of rules, regulations and bylaws.

* Maintain organization of all official records, service contracts, up to date unit owner files and other association business files.

* Monitor budget expenditures and report discrepancies.

* Prepare weekly payroll and submit invoices to accountant.

* Assist in the preparation of insurance claims for damages, assist with annual insurance policy renewal.

* Assist with annual budgeting process, prepare reports and analyze expenses.

* Maintain monthly communication with the board. Advise the board on regulatory procedures and updates in condominium laws and rules.

* Handle office correspondence.
