Areas: Punta Gorda Fort Myers

General manager for an association in Captiva. Will manage the physical and financial assets of the community in accordance with the governing documents, policies established by the board and all applicable federal, state and local laws, statutes and ordinances.

Responsibilities:

1. Promotion of the common interests of the unit owners, which includes:

* Maintenance of the common elements.

* Enforcement of the rules and regulations.

* Promotion of safety and health of the community.

* Preservation of the tranquility of the area.

* Active enforcement of the private nature of the community to include the roadways, common areas and all facilities and amenities.

2. Overseeing the administration and management of the community and services including the maintenance and landscaping departments, subcontractors and office staff with direction and oversight from the board.

3. Overseeing the restaurant operations and staff to ensure a positive dining experience and the restaurant is run as a profitable business entity.

4. The hiring, firing and assignment of employees, including the organization and arrangement of the administrative, supervisory and support staff as best serves the association’s needs.

5. Offering suggestions for regulations, rules and procedures that will contribute to the well being of the community.

6. Preparation of an annual budget for submission to the treasurer for review and to the board for approval.

7. Adherence to the approved annual budget line items with any significant deviations requiring the approval of the board.

8. Recommendations regarding the planning, cost and time projection of capital expenditures.

9. Direct oversight of all capital projects to include subcontractor supervision, contracts and document preparation and ensure the successful completion of each project to contract specifications.

10. Accumulation of all financial data.

11. Preparation of all documents required for audits from insurance agencies or other audit bodies and active participation in the audits.

12. Supervision of the timely preparation of invoices for assessments, dues, work orders and fees and the timely collection of those monies.

13. Timely preparation of checks for payments of expenses.

14. Preparation and presentation of a monthly manager’s update to the board.

15. Attendance at all board meetings and preparation and presentation of a manager’s report.

16. Preparation of the quarterly association newsletter.

17. Except for PTO days, will be expected to be a presence during normal work hours, Monday through Friday and Saturdays as necessary. Additionally, will be on call for emergency situations that may arise outside of normal working hours. Job #10110
