Areas: West Palm Beach

Onsite manager for a high rise condominium in Jupiter. Will provide management direction and leader ship to ensure the association is maintain and operated in accordance with the board's objectives. Responsibilities include working closely with the board to manage and operate the community and facilitate solutions to problems between the residents and staff. The manager must have a strong working knowledge of customer service principles and practices and strong interpersonal skills.


* Maintain administrative and maintenance records.

* Plan and organize meetings.

* Prepare and deliver notices and meeting agendas.

* Maintain proper record of all agendas and meeting minutes.

* Prepare reports and estoppels.

* Ensure proper handling of correspondence.

* Supervise the preparation of newsletters.

* Negotiate service contracts.

* Order supplies for the office and maintenance staff.

* Maintain records of occupancy and current addresses for owners.

* Develop the operating and reserve budgets.

* Collect and deposit association funds.

* Maintain proper financial records.

* Prepare financial statements.

* Assist the auditor.

* Record employee time cards, vacation, personal and sick records.

* Prepare weekly payroll, pay weekly payroll taxes.

* Make bank deposits.

* Prepare quarterly and annual tax returns.

* Monitor and reconcile bank accounts on a monthly basis.

* Prepare reports for treasurer, noting all account balances.

* Prepare quarterly invoices.

* Notify the board about delinquent assessments and follow up with the attorney when the assessment is 30 days past due.

* Perform frequent inspections and maintain records of inspections.

* Inspect with the maintenance manager all work done.
