Experienced manager for a high rise in North Palm Beach. Should be capable of interacting with a diverse resident roster, have strong communication ability and an understanding of budget and expense control. Will also be accountable for ensuring the optimum operation of the community, including maintenance personnel, building operational practices, oversight of capital improvements, contracted services, administration, reporting and safety and legal and code compliance.


* Five years of experience as a manager for a high rise building with over 150 units.

* Detail oriented, decisive and creative.

* Self starter, with high energy and ability to self manage.

* Strong verbal skills, written communication skills and interpersonal skills.

* Experience with budget and expense control.

* Experience with standard association management, accounting procedures and financial reports.

* Strong analytical skills with ability to prepare and support recommendations.

* Strong organization skills with the ability to set priorities and meet deadlines.

* Proficient in Word, Excel, Outlook and other relevant software. Develop spread sheets for tracking costs and maintenance of all aspects of the condominium operations.

* Computer skills to develop electronic documentation and archiving, and web-based skills to manage the website and send email blasts for owner notifications of events and projects.

* Maintenance and construction knowledge a plus.

* Oversee the day to day onsite condominium management operations.

* Supervise staff to perform routine repairs and maintain building and grounds.

* Oversee staff of housekeepers and maintenance personnel.

* Prepare and maintain a record of staff work assignments and prepare performance evaluation of staff.

* Establish checklist for maid staff and inspection.

* Procure and supervise third party vendors, evaluate service contract requirements and establish performance specifications, negotiate and manage vendor contracts, monitor vendor performance through regular inspections.

* Arrange for and oversee activities of contract services including exterminators, trash systems, elevators, fire alarms, pumps, generators and landscaping.

* Oversee the unit owner alteration application process by the collection of applications forms, paperwork, permits and deposits. Review application requests with the committee members.

* Ensure code compliance. Develop comprehensive knowledge of the condominium documents and enforce the rules and regulations.

* Investigate resident disturbances, violations and complaints. Resolve problems in accordance with the rules and regulations. Maintain a violation log to include violation, number of offenses and if letters have been issued.

* Understand the significant issues affecting the association's performance.

* Respond to building emergencies to coordinate resources.

* Provide guidance in corrective and preventive actions.

* Answers all after hour emergency calls promptly.

* Make recommendations on building repairs and improvements.

* Obtain bids for projects and review bids with committee and board members.

* Submit weekly status reports to the board.

* Make recommendations during annual budget preparation concerning building repairs and maintenance, office expenses, grounds maintenance, building supplies and building contracts.

* Prepare annual operating and capital budgets. Control expenses through monitoring and approval of purchases using standard procedures.

* Review and approve all vendor invoices.

* Confer with the board members responsible for the building, landscaping, and pool.

* Update the president of activities, problems and issues. Communicate with board members regarding upcoming repair and maintenance projects.

* Develop and maintain an electronic record filing system to include building records, maintenance records, common element repairs, unit renovation requests, unit purchase documents, rental interviews and parking arrangements among residents.

* Perform regular inspections.

* Develop and implement programs to correct problems and enhance operations and appearance.

* Conduct weekly and monthly inspections and provide detailed reports of findings. Job #12841
