February 10, 2024 - Portfolio Community Association Manager: $65,000-$75,000

Areas: Tampa

Portfolio community association manager for the Tampa/Wesley Chapel area. Will be responsible for providing the overall supervision of the associations, including inspections, overall maintenance, vendor and contract management, budgeting and invoice processing.

Responsibilities:

* Supervise the operation and administration of a portfolio of community associations in accordance with the management agreement and the association's policies and procedures.

* Act as or oversee the primary liaison with the board and owners.

* Perform and direct administrative and management duties.

* Ensure community management tools are being effectively developed and utilized such as annual calendar, action item list, resolution worksheets, timed agendas, committee charters, procurement procedures, operating budget, etc.

* Review monthly financial reports and ensure the management summary is submitted to the board.

* Conduct CC&R inspections, generate violation notices and enforcement process.

* Provide and oversee recommendations to the board and committees regarding major capital expenditures to maintain the desired community appearance and operation.

* Monitor delinquency rates and collections process.

* Attend board meetings and community events.

* Prepare board packages.

* Ensure board members are aware of legal actions involving the association.

* Maintain unit and contract files relating to the operations of the association.

* Assist the board with the architectural review process and routine inspections.

* Responsible for maintenance of records database, including updating resident information.

* Responsible for routine and special project vendor management, including procurement, as well as performance evaluation.

* Coordinate and oversee the inspection of building facilities and common areas. Arrange appropriate follow up actions.

* Draft the annual budget in coordination with the association controller and board.
