April 05, 2024 - Resident Manager Couple: $85,000 plus a 2 bedroom apartment

Areas: Sarasota

Resident manager couple for an association in Siesta Key. Will be responsible to manage the daily operations of the vacation rental community. Will also consider individual resident managers.

Community Association Manager:


* Understanding of the association’s governing documents and rules and regulations.

* Knowledge of federal and state laws governing the operation of community associations.

* Detail orientated, self motivated and strong communication skills.


* Interact with owners and board.

* Interact with association vendors.

* Ensure the association is well maintained.

* Prepare for quarterly board meetings, take, prepare and distribute meeting minutes.

* Prepare for the annual meeting and organizational meeting. Take, prepare and distribute meeting minutes.

* Review the association monthly financial reports, as prepared by accountant.

* Prepare paperwork for delinquent accounts.

* Prepare estoppel letters for sales of units.

* Onboard new owners.

Rental Manager:


* Ability to learn and utilize Rental Network Solutions software.

* Knowledge of Microsoft Word and Excel.

* Customer service skills.

* Managerial and communication skills.

* Detail oriented, and self motivated with the ability to prioritize and organize.

* Strong time management and problem solving skills.


* Supervise office and maintenance staff, coordinate maintenance work.

* Ensure efficient daily operations and meet financial objectives.

* Utilize Rental Network Solutions for reservations, owner rental receipts and monthly statements, accounts payable and monthly financial reporting. Send to the accountant for monthly financial reporting.

* Manage housekeeping staff and linen service.

* Manage vendors to ensure the integrity and quality of association, recommend upgrades.

* One member of the management team should have a basic understanding of plumbing and electrical systems, building maintenance and the ability to make minor repairs in units and on grounds.

* Manage and work with the maintenance staff to make minor interior and exterior maintenance repairs when outside help is not immediately available.

* Ensure units are properly stocked with equipment and furnishings for tenants use, recommend upgrades to owners.

* Ensure individual units are in good condition and work with owners to make updates.

* Ensure the website is up to date.

* At the request of the board, monitor current market conditions on Siesta Key and surrounding areas, such as rental rates and fees, other upgrades and report back to the board with recommendations or observations.

* Attend four quarterly board meetings and annual membership meeting to report on activities accomplished in previous quarter and year. Job #13002
